They are the moral and financial equivalent of a leech that just materializes in the swamp beneath the foundation upon which you thought you purchased your property.They are a living emptiness, a meaningless void such that their presence somehow brings negative air pressure to a vacuum.

it's amusing you guys are morally indignant that the wholesaler is ostensibly ripping off the investor .

If on wednesday, there was no direct negotiation about the month being free, then you are obligated to keep your promise, morally anyway.

This makes my decision very simple when combined with my desire to see those I consider to be criminal in nature to face the music.To ignore the fact that their actions are, in my opinion, criminal does not allow me to turn a blind eye regardless of the time or cost associated with me taking action to "punish".I know very few landlords are willing to take the moral high ground in dealing with reprehensible bad tenant behaviour but I am one.

Moral of the story?

Not an easy job or cheap job, but we felt morally we needed to do it.

There is another theory out there that you should pay down the smallest one so that when it is paid you get a "moral victory" but based on your comments I think that these are all options and it just comes down to personal preference. 

There are legal things you can do and ones you can't do, there are banking things you can do and ones you can't do, there are marketing things you can do and ones you can't do, there are landlord things you can do and ones you can't do, there are rehab things you can do and ones you can't do, there are financial things you can do and ones you can't do, there are tax things you can do and ones you can't do, there are moral things you can do and immoral ones you shouldn't do and so on.

I don't want to be that guy.Folks, the moral of the story is to please do your homework before you get yourselves in trouble.
