Is this something that I should be able to tackle on my own, or do I need to hire a lawyer/CPA to help?

Hi Jamie,This is always a challenge when starting out in real estate and I often see a lot of newbies ask for advice on what avenue to tackle first.

Also, would like to know how to tackle the question of who decides when to sell the property (how is this typically handled).

These are going to be tough questions for us to tackle in a forum setting.Is there someone in good standing with the BP community who wants to step up to be in charge of coordinating speakers?

When I mentioned paying for repairs with cash flow, I was eluding saving all revenue that wasn't directly paid out (CapEx, Vacancy, Maint, and Cash Flow) and after a few months at full occupancy I'd have a enough to tackle the major items without coming out of pocket.

In Scott's book, he talks about focusing on tackling those and he also mentions house hacking, which we are very interested in.So do we:1.

This has been our dream for the past four years and as we start this journey together I realized there are so many unforeseen battles that will rage on and beat you down on flips, especially when you tackle vacant homes and decide to bring them back to life!

There's old cat feces everywhere, noticeable urine stains, scratched up walls, black mold on the walls, rotten window sills, doors made out of wood and chicken wire that apparently were built to block off hallways, a tree partially through the roof in the living room, holes in the walls in some places, refrigerators that are beyond disgusting and vanities that are barely standing among other issues.The place has a lot of potential I think once it's cleaned up but I've never tackled this kind of situation before.

It wouldn't surprise me if one part-time handyman took months to complete the work.From the handyman's perspective, this is a frustrating job to tackle on his own.
