I would expect that here in Alaska our biggest issues surround the seismic activity in the area, and the large quantities of snow that will destroy roofs/awnings or cause ice dams and subsequent water damage or mold in the house.

I purchased a new refrigerator with a service contract and warranty before my tenants moved in, but it started having issues in January (freezer icing over, fridge getting warm, ect.). 

Open a business, ice cream, candy etc, GOOD LUCK 

However, it is missing a coffee shop where people can meet and gather, stop in for change of scenery for those who work from home, or grab iced coffee on a Saturday morning.I've found this building that has been vacant for over 3 years now.

Nowadays it is often not only difficult getting a technician new refrigerators can be hard to find (and getting one delivered can take days).As a kindly landlord gesture it would have been nice to drop off a couple of those foam coolers and a couple of bags of ice to tide the tenant over until the frig could be fixed.  

The recent ice in NC has apparently been too much for it and it fell into my yard.

I got 4 fridges (ice dispenser), 4 stoves, 4 microwaves, and 1 dishwasher ALL with a 5-year protection plan and delivery/installation for $8900. 

If you sell it with ice in a glass, you will get $2.50 (at a restaurant).

LOL Just for turkeys to leave their droppings all over it and destroy it. ) Now, imagine the heat, also, ice cubes melt.. lol.. 

But that home cash flows $800/month & they now have a LOT of fire pit wood.Had an ice dam build-up leak into an apartment that pays $975/month & are great tenants.
