For all you know, she'll decide she wants another 18 days and another 18 days ad infinitum.So, just let her know you will not be extending the lease, and will be happy to accommodate her with an eviction on her record, and a nice fat judgment to go with it, if she wants to play nasty.You're going to be out money on this tenant no matter what, I'd bet.

For appliances, I'd go with coil-they are easier to replace a burner and as you said smooth top are hard to maintain.If you google 'small L shaped kitchen' there are some good ideas.

I have done that to a number of rentalsI simply purchased a gas gun conversion kit remove the old burner clean the heater and installed a chimney linerif you would like to remove the old will tank simply take a sawzalland cut it in half take it to the local scrap yard and make a few bucks my whole project cost 1100 dollars start to finish and I did it in less than a day myself

A) It's not exactly what he said orB) It's BSThe big guys 25+ years are still all quite fat and happy with a ton of debt and units.I'm not doubting Dave at all, since about 80% of people mis-handle debt and a cash-only budget is what they need.However, if you understand the power of using OPM money (ie you borrow o$1 at x% and get a return on it >>x%) it is a major tool in growth.Now if you're 60 and unwinding, I understand.
