6) Other activities, general operation of the building, landscaping, cleaning, etc.As far as landscaping, cleaning, decorating, I think these can be farmed out pretty safely to outside vendors on a monthly subscription so that no input would be required on my part in order to maintain the property on a week to week basis.

For example the one that I live in I put in no pets, no smoking, no sublet, no waterbeds, no inflammatory speech displayed in window,  can't use the roof, decorations must not destroy walls. 

December-January, we decorate our 8-plex with white "holiday lights", which really makes it cheery when coming home on dark winter nights.  

In addition, we put decorative curtain rods in the living/dining rooms.

(actually, 2 lessons... get it in writing and never rent anyplace that thinks saloon doors are a good decorating idea)

Forget about all of the website and LLC decorations, just focus on getting your first deal close and then worry about all of that other stuff later!

To me, I would rather the tenant provide the rod since they are removable, breakable, people have different decorative opinions with them, etc.

If you have more of an uppity-industrial decor and design, think about updating to stainless if you think it will make you more money.
