By having shorter tenancies, you can do more preventative maintenance to take care of your property and make updates between tenants that allows you to increase rent even more.

I provided a recent appraisal with accurate estimates of replacement cost, which has been updated to match that estimate.

You can get in the market with less money, could have more time to do a Reno/ make updates and force appreciation, and someone else is helping cover your mortgage.Growing up my dad would ask me “how do you eat an elephant?”

With the 2019 ADU law, we are considering converting the duplex to a single family home plus ADU, so that we can build a DADU in the ample backyard.
