The old saying goes: today's privileges are tomorrow's demands...I suspect you have just started to see the list of requested improvements.My two cents....Tenants that have had a upfront requests have never worked out for me (so I try and avoid them altogether now). 

If it is common space, or maintained by someone else, I would ignore their complaint altogether or give them the option to break the lease and move if they don't like it (and you are comfortable renting to someone else).
