I can't tell you how many contractor initiated conversations I've had about some unrealistic price they think the house will sell for, no commissions factored in, no holding costs, no purchase costs, excluded costs, etc. and how much money they think I am going to make on a house.

Looks like it's about 1K per transaction, but the 45 day limit of getting something under contract seems really unrealistic, almost pushing people to buy the first crappy deal.

It is also a bit unrealistic to expect them to visit the property once a week (and if they did, I'm sure they would charge you extra for it).BP has a pretty good PM Interview Worksheet in the FilePlace.

To tell the truth FSBO listings are either A) listed by Realtors themselves or an investor who knows the game and real estate business, or B) a overly demanding seller with unrealistic price expectations who doesn't see the value in hiring a professional to do the work.
