Other lumber has risen less significantly, but seems likely to drop in the near future. 

Another investor who moved out of state was unloading his portfolio.

Bringing in help will eat up scarce funds that could otherwise go towards materials.If I unload this property; there are a couple properties I am eyeing that are freshly rehabbed that will cashflow right out of the gate.

I'm shocked how many properties I see out of state investors unloading, which they paid 40% more for a year ago.

There is a local investor we spoke with months trying to unload a 2 bed 1 bath semidetached townhouse that needs a moderate amount of work.

Better to spend lots of time at the big box stores getting to know what lumber, drywall, paint, interior doors, base and case, windows, cabinets, toilets, tile, etc cost.

You will need to do a 1031 exchange and it's going to be hard to unload all three at the same time as you are buying one or more new properties.  

I'd want to know I can unload it before I load it. :)  

The cost of lumber has thrown off new construction costs recently, but I'm not sure by how much.

What if lumber jumps?
