I read off my own "teaching copy" of the list, which has presentation notes attached.The majority of my tenants come to me with the past experience of having multipage leases in small print thrown at them for the first time on the day of the signing as the property manager or bumbling amateur landlord waits, sighing irritably and checking their watch, if the tenant should have the temerity to actually try to read the document.

Generally, investors want their deal sponsors to have some skin in the game financially.What you've described seems more like a hard money loan type of situation, which is going to cost a bit more than equity investment.

I'm almost certain a hard money lender is going to require you to have some skin in the game since there's not a whole lot of left over meat on the bones. :-) Maybe a more senior investor could give you better advice but this is my observation.
