I know there are companies that buy mobile homes nationwide that advertise in those local Pennysaver papers I've seen and they'll move them etc.

I already make note of what is needed during my final walkthrough so I show up at 3pm with blinds/toilet paper holder/ect - whatever they broke. 

Seller financing is something the average homeowner is scared and reluctant to agree to because in life we fear what we don’t understand, get it in paper sit down with them , help them understand and build trust

You don't go there for a reasonable balance of reliability, speed, communication, and rate, you go there for ONLY rate, rate maxed out at the expense of all the rest, and ONLY for A+++++ paper clients who aren't in a rush.

I had this recently where we thought it was a "paper street," but researched with the city and found out that the city didn't own it, old owners who sold land to developers actually maintained ownership of that whole strip between 2 rows of homes, but most homes there just fenced it as part of their own backyard.

Once they pass your "on paper" application, the last step is go visit the place your applicant lives NOW.

If they fill in the paper on site, there's a question that asks the following with a mortgage VOE ( Verification of Employment ).
