In todays dollars if they were paid off that would be $1000 a month rounded down. 20 would be 20k a month split between my partner and i.

I also have learned that the background check services don't pick up all evictions or eviction filings, and I use the county courts online records to help round out the picture, they seem to appear within 24h here.  

@Romil S.Right now Round Rock is the hottest place to invest from what I am seeing. the last 2 props that I did in RR, one leased out in 2 days and the other 5 days.
