I have done a lot of upgrades to this 1928 Portland house including new roof, new kitchen, new bathroom, refinished wood floors on the main, rebuilt garage and new deck with landscaping.

If its real wood you might be able to sand down and refinish.

He did paint work, tile work, refinished hardwood floors and some woodwork.

Looking at a house in the 19119 area.This one is a three bedroom (really two bedrooms and an office) one and a half bath with a small yard.I'm thinking of offering 140,000 with a zero down loan and tying all purchase costs into the loan, bringing the mortgage to 155,000, with a monthly payment of $830 which includes taxes and insurance.It needs some roof work, Im going to refinish the cabinets, and change the closets around.

So refinishing floors, adding HVAC, remodeling a kitchen would all count as capital improvement?  

Fresh paint, refinish floors, new appliances, and bathroom.

I do not think I will do full remodels on kitchens and bathrooms.. more like upgrades. luckily the house is small.. and the floors , if I cannot refinish all of them, I might add LVP on top instead to protect them and alleviate cost.

Most of what we did was revive its old beauty: revealing and refinishing old floors, installing new countertops, fresh paint everywhere in and out, and fresh landscaping.

The previous owner had pets that used the home as their 1400 sq ft bathroom so I refinished all of the floors and Kils the walls.
