It’s a reasonable solid plan but a slow one and I think your being optimistic in your estimation on how many it will take and how much you will need .

I find that surrounding myself with optimistic people makes work more enjoyable.As a real estate entrepreneur, carefully choose your team - they determine what you can accomplish because this game is not one I recommend playing alone.

Ironically, zillow, while its close to useless for estimating purposes does a good job of doing this in its cost modeling.Its kind of willful blindness to think the taxes won't follow the prices, but real estate investors are definitely an optimistic bunch.

Different units can go for different rent levels not only because of bath and bedrooms but also if in unit laundry, views from balcony,etc.Their timeline to build seems a little optimistic.

From one newbie to another, all I can say is that during the 2008 housing crisis everyone was dangerously optimistic about the future of their investments.

I talked with both of the co-owners of the company, and am optimistic they could have done a decent job for us. 

There are a lot of people who bid quite  optimistically in tax sale.

Considering 5% vacancy (a bit optimistic, can put 8%) and 100$ mgmt fees i cash flow around 250$.
