You should also require this information is updated annually.You can still place reasonable restrictions on the animal, such as: Requiring a current (and annually updated) Veterinarian report on the health of the animal, including vaccine status; current appropriate local licensing of the animal if required in your jurisdiction; require the animal be spayed or neutered unless contraindicated by the Veterinarian; require the animal to be in a carrier or on a leash when in common areas of Multi-Family properties, particularly elevators or hallways and stairwells; require tenants to clean up after the animal in common areas and/or within their unit, and prevent offensive odors from emanating from their unit; aggressive or nuisance animals (includes frequent barking that is NOT an alert by the animal) can be cause for removal of the animal and/or eviction of the tenants.

Thank you again for the information, if I have further questions for you during the investigation I will certainly reach out.Best regards,Frances Hlawatsch | Financial InvestigatorState of Oregon - Real Estate AgencyI took a wholesalers E mail blast and sent it into the state for clarification.. they have now open a case and I am darn sure as stated above if this wholesaler does not have a license they will get reprimanded.. its like a DUI  hire a lawyer get a cease and desist pay a fine cost you about 10 to 15k in cash.. first offense keep doing it and end up with a felony.. but its complaint driven that's why the guru's get away with teaching this stuff and why so man do it.. they just don't know its not legal they listen to people on the internet and guru's without actually checking with the state.. and I don't care what a lawyer says they are not paying your fines for you.
