Price can be fixed in the option agreement or "price to be determined by an appraisal at the time of sale" to float with the market.Your tenant buyer has to be able to clean up and qualify for a bank loan. period.

No matter how good anyones credit is, someone will miss a pay date on any timeline, and if you want to run out the door on day 2 demanding payment with certified notices and court orders, your going to be doing a lot of work just to pick it up a few days later because it was floating around in the mail, or the tenant gets their paycheck 3 days later.My business operation is backed up by data, we don't do what we do because we are lazy or don't know what we are doing.

Basically you can look at a loan for Treasury, LIBOR, or prime.A Libor floating rate is about 3% right now.It's not the lender jacking the rates it is that their cost of money has gone up to lend out on and thus they have to raise quoted rates or they lose spread and the loan no longer becomes worth funding to them.
