Sounds like Tyler has mastered the knack of knowing the right people and what makes them tick (freedom to work on their own schedule/at own pace, happened to have the month off, fun/relaxed work site, got to listen to loud rock music & have BBQs, they all went to school together, their Moms are friends, they are between jobs, whatever). 

If the area is all composed of 1900 builds and others are buying and not tearing down then it's possible to find a good buy.

At some point the music will stop and I want to be on a beach somewhere when it does instead of looking for a chair.

I do occasionally hear them downstairs, talking or music.

A little history about me is that I work in tech sales and my wife works in the music industry. 

I recognize that my proposed scenario isn't "real" per se, but I'm at a stage where I want to keep this passive as I have a job I enjoy, a young family, write some music for passive income royalties.
