The economy of China is collapsing internally and the US right now, is doing rather well.  

The second floor drywall ceiling collapsed onto the floor and on top of the wall to wall carpet, which was soaked for years and growing mushrooms.The house was a bank foreclosure and was vacant for 7 years, who knows how long the roof was leaking, but I could not see the roof from the ground as it was a low pitch roof and in the back of the house with an exposed basement the roof was 3 stories off the ground.

About 1/4th of the main roof is gone now because either it burned or has been cut away by quickie contractor who is now shoring it up to make sure it doesn't collapse on the house.  

During the housing collapse we had several neighborhoods that continued to rise in value.Not all neighborhoods or asset classes move in lock step with each other.

So in a situation where you find yourself out of work and the bank decides to lower your credit limit or call your loan, the house of cards collapses.

When this happens it FEELS like a collapse as sellers were led to believe that 10-20-50% over asking was guaranteed.

Managing/overseeing a roof collapse is not typical wear and tear or tenant-related maintenance, and it would never be the PMs job to manage such a repair, or even get quotes without a separate agreement.
