The second floor drywall ceiling collapsed onto the floor and on top of the wall to wall carpet, which was soaked for years and growing mushrooms.The house was a bank foreclosure and was vacant for 7 years, who knows how long the roof was leaking, but I could not see the roof from the ground as it was a low pitch roof and in the back of the house with an exposed basement the roof was 3 stories off the ground.

About 1/4th of the main roof is gone now because either it burned or has been cut away by quickie contractor who is now shoring it up to make sure it doesn't collapse on the house.

Managing/overseeing a roof collapse is not typical wear and tear or tenant-related maintenance, and it would never be the PMs job to manage such a repair, or even get quotes without a separate agreement.
