I currently walk to work so having to join the hellish traffic this area has isn't something that's appealing.

Rental demand is high here due to the proximity to the beach (just two blocks from the ocean), large university close by, the shopping and dining within walking distance, and the history and charm of the area.  

She wants $38k to walk away. 

Working with investors isn't like the one-off retail clients you are used to where you can dump any property on them and walk away knowing you won't get any more business from them for 6+ years on average.FYI - "Investor" doesn't mean cheap-property-seeker.

A monetized installment sale is a way to structure the sale so that the seller can walk away from the closing with cash in hand and up to 30 years to pay all the taxes normally due on sale.

PS landlord tenant court is a complete joke. if you have the keys to any vacant apartment in this city you can walk in and just sit down without ever seeing the owner and the owner will have to go through 6 months of court to get you out because the city doesnt want more homeless people so they dump the responsibility on building owners!

They countered again at $58 So I walked away and continued looking.

So if you are a lender and want to walk around telling everyone you have the best rates in town, offering that is not really a model match.
