The seller is willing to walk away with $1,000 net, and I'm pretty confident I can sell the lot for ~$30,000 -- So it's a pretty solid deal so far.

I usually discuss noise on showing bringing up that the building is older , noise travels, and people need to get up in the morning to work so night time is quiet time.

I have been practicing my analysis of potential properties but I'm not confident in the accuracy of my numbers because I can't find any hard data on these items.

If you keep failing  after you offer you might have to go elsewhere and budget for property management that is experienced and who you can trust and call regularly to ask how it is going so you do not have to do a bunch of traveling.If you have got to travel, you should consider the bigger towns in Texas.  

I have spent my life in the military, and then college, and then traveling for work and for pleasure, and soaking up all that there is to see and learn and do in the world... essentially doing anything but learning to build wealth, and setting down roots somewhere.
