Make sure they all note condition of areas prior to cleaning on their invoice to highlight that this was above wear and tear and stains and sticky etc was present.

By now you should be aware, if you have a "pocket listing" investors and everyone else will be on you like "white on rice" as the saying goes, of course, provided the numbers are actually sound.

I hope to build and hold so this is where the financing gets sticky for me.

Have not dealt with a wholesaler as I find the whole idea a bit sticky (do you pay double the transfer taxes?

I do have a couple houses in mind that could use the skip trace as there homes are vacant and my stickies are starting to pile up on the front door.  

Now, she/he *may* get into a sticky mess because he could be construed as a dual agent, which some states do not allow...

They do not have to take anything out except to pay off the $250k and the interest rate would be lower...Transferring title to you is going to be very sticky in terms of taxes.Hope this helps!  

An attorney is good to have in your pocket of course if some sticky situations happen; however, something like this could be avoided for now. 

One good piece of advice an experienced broker gave me a long time ago was to keep everything in writing and write like it is going to be read by a judge.Sounds scary, but it really helps when you get into sticky situations like yours.
