Also, I don't know what arrangement you have with the realtor/partner but if he lists the property he'll most likely be paying both buyer and seller agents, maybe you can tell him if he goes with you he'll only pay the 2.5% commission, or better yet, work the commission price into your offer and spin it that you're not going to charge him a commission at all.

The idea behind a DSCR loan is you are using the income the property makes to service the debt and if the property is not spinning off any income while it is being renovated, which you do not want to have tenants in a property during a reno, you could not qualify for it.
