All lenders should want their money back asap, so they shouldn't be requiring a prepayment penalty - or prepaid interest.- DIRECT Lenders: maybe the most important, make sure you are dealing with the actual check writer and that no one else has to approve the loan.

Many states have a limit as to how much you're allowed to accept at deposit - and prepaid rent falls under deposit.

Tenants pay there and I use debit cards for payments.  

Hello everyone,I am purchasing a duplex that is fully leased and the seller has decided to credit me the security deposit ($600) and rent ($1200) for the month of October at closing to be reflected on the HUD.Since there is a rule with conventional loans that states the seller can only contribute up to 2% towards buyers closing costs and pre-paids will accepting the rental and security deposit credit of $1800 from the buyer at closing be affected by this rule since I have already negotiated that the seller pay 2% towards my closing costs and pre-pre-paids?

It lets the tenant pay with a credit card or debit card (for whatever reason a lot of younger folks with no financial sense don't have checking accounts now, but everything gets loaded onto their reusable Visa debit by cashing their paycheck at Wal-Mart).

Money orders, cashier's checks, cash, direct deposit to a business account at a local bank or an online debit/payment, but never ever take a check.
