The sauna tubes that it was built with have been upheaved due to permafrost (#alaskaproblems) and this has caused significant drywall damage to that unit only (for those who don't have the luxury of knowing what permafrost is here you go: http://www.cchrc.org/permafrost).

We knew going in that we will encounter surprises being our first rehab.Some of the added costs were surprises like replacing all knob and tube wiring with romex cabling.

I would check that out, along with a fix, as the first priority.I would recommend getting on you tube and goggling mold remediation and see what is involved.

If the building still has knob-n-tube, you may have troubles with insurance.Similarly the plumbing could contain lead or galvanized pipe - both of which you will want to budget it replace - on the supply side and galvanized, cast iron or clay on the drain.

@Mary Jay I think there can be some concerns with asbestos, certain types of wiring like knob and tube as well as cast pipe plumbing as over time it closes in on itself but all in all there is something to be said about the materials and quality of older homes.
