Marketing momentum won't put food in your mouth.

It can take a long time to get going, but once you do you usually gain some momentum and things get easier.Remember there are only 2 kind of real estate investors:1) Those that make a ton on money.2) Those that give up to soon.

You just need some momentum and you get that by getting started.

The country has not realized yet what is happening here, but the dynamic is gaining momentum.

Income would be first because that helps build momentum in building wealth

Avoid pivoting in your first year unless necessary, as changes in your business plan, brokerage, or location can halt your momentum.- Understand and respect timelines.

It seems like you have some great momentum started and can absolutely get to 2 properties a year with the right plan. 

As important as the market, is that you have a team who can execute your plans when you aren't there.Atlanta is our market and while it is much larger and competitive than some of the markets recommended above especially Columbus, OH, we are bullish here because of the sheer momentum of growth we have and the diversity of it. 

I will be looking to buy my first property next summer, closer to my current location but still within a 60-mile radius of KC, and my focus will be to start with a house hacking strategy or SFR to just get my foot in the door and start building some momentum.

It takes a lot of sweat equity to make up for lack of capital in order to keep the REI momentum going.I am always weary of posts that could lead a newer investor down a risky path.
