More property owners should understand that rentals are NOT a passive investment like mutual funds.Issues to Monitor (politely)1) Monthly P&L Report - if they don't consistently send it around same day each month, they are not organized and it doesn't bode well overall2) Monthly Owner Draws - should come about same day each month, hopefully via ACH, with statement showing how calculated3) Maintenance - question EVERYTHING!

Interesting, that is not at all how it is described on either one of the processor sites, its a monthly fee based service where they process the rent payment then do an ACH transfer to your account 3 days after the check has cleared.There is no joint account, you pay about $15.00 a month for the service, it really only benefits the tenant that wants to or needs to build credit.

As you mentioned, I put my existing renter on Apartments.com and the process seems to work ok.Another question - with how long the ACH takes, do you have them schedule to pay before the 1st of the month so it arrives then, or just wait the several business days?

It's not completely passive as you have some work to do in finding operators, learning about asset classes, etc - but once you make the investment you have nothing to do but monitor the ACH's into your account (Hopefully) and read reports.I have done both active and passive investing and had great results with both - you just need to decide which route you want to go and then commit to it.Good luck!
