The valuation and market value of a multi family property differs from a single family and you want someone that understands the distinctions if you go that route.

I think it's worth making the distinction because I can eliminate a property that won't fit my buying criteria a lot faster with the former than with the latter, but Michael Blank's is a lot more holistic and includes nice stuff like different classes of equity and their respective returns, etc

Would we each apply for distinct loans and then pool that to make the purchase or would we be able to share a single mortgage between the two of us?

I combine repairs and cap expenses because there is a fine line distinction between the two on some items.

We also may be getting into a distinction between someone who occasionally may assign, for a fee, a property he has under contract, and someone in the BUSINESS of getting properties under contract and trying to assign those contracts for a fee and the not closing on the contracts he’s unable to profitably assign.  

I think that the "Feds" needs to be separated into their distinct buckets. 

But I also know that this is somewhat of a semantic distinction since I have other friends who continually lend out their capital to strangers who they put through their own "underwriting" process.

Realize there was that distinction in VA loans if I really appreciate the information!
