Hey LeeThis post is probably best answered by a single investor who is self managing, but perhaps I can give you some tips as a PM company owner and how we do/how I do it for my person investment properties.1 - Designer is very important nowadays with a lot of competition unless you are personally very good at it, which I am not. 

Nowadays they can use ChatGPT to translate their answers and provide better replies.

Rates/terms are only a tad higher than conventional apples to apples nowadays with similar costs. 

I am honestly not impressed with the quality on much of anything nowadays.

Desantis just started saying certain buzz words and complaining about things when deciding to run, and now some feel there is some mass rage for Disney.

Very little is intrinsic nowadays, and I am not sure it'll ever be what it was.

Rents and home values have gone up significantly over the last few years, so it's not like there is no appreciation on the table when buying here.I don't think that looking at a singular data point, likely one that came from a google search or "buzz feed" type article, about the population is an end all be all way to evaluate a market.It's no surprise that Cleveland and other Midwest Cities that boomed in the industrial age (STL, Pittsburgh, Detroit) were over built and have made big course corrections as these industries have largely left the region and moved overseas.

Many of the new developments I see nowadays are built and then sold as turn key investments to those who want to hold.
