Most lawsuits over mold where the Plaintiffs win an award is not because mold caused a health issue.

I have never had this occur, but I would assume you have a valid contract for purchase and you did your part by providing funds and closing - you have a fairly straight forward case and would probably be awarded attorneys fees as well.

The owners and managers of the LLC would not be held personally liable in most cases and awards would be limited to the assets of the LLC.

The bank was the prior owner since the courts awarded possession to the bank.

Representing myself in Ohio, I recently won a Small Claims case against a property seller and was awarded a judgment of several thousand dollars.

If she was paying their mortgage in expectation of being awarded 1/4 interest - then it does count. 

I tell them that I do not award poor tenant behavior and if they do not vacate I will make sure the eviction is on their record.  

I learned a couple of decades ago to never make an award to a contractor based on the lowest bid.

Much worse than being poor is having made money and then losing it all to some dead beat tenant law suit, with a huge judgement awarded by a jury of Walmart greeters...
