I found a 2 bed/2 bath with a fully finished basement which i turned into a 4 bed/2 bath, increasing the rent significantly.

We never looked at it as an attic as it consists of three finished rooms (2 large and 1 smaller) and a small bathroom which has a small tub, shower, sink and toilet.The second floor can be assessed by a stair case in the front of the house, and a staircase in the back of the house.

i'm getting my arv based on similar finished properties based on comps i found on zillow and redfin. figured with the repairs/upgrades, the arv would be $270k. current listed price is $235k and overestimating on $35k in repairs, which will be made over the course of the year while i live there.the real estate agent gave me some comps to compare, but it was similar to the comps i pulled from redfin.
