How would you go about attaining a rehab loan through an LLC?

I am closing on a foreclosure property that is occupied. How do I go about getting the keys and getting the people out in a legal and fast manner? I am uncertain if the occupants are the owners or if they are tenants....

@Nate MarshallI have fundrise myself, I just want to create something more attainable and personal for the common person, being that fundrise is so large.

A minimum qualifying score must be attained to avoid rejection. 

If you are unaware of someone being in the unit, they can't then claim that because you were aware, that they then attained "tenant" status.So, honestly, unless there is a problem of some kind, I'd just turn a blind eye. 

I attained the holy grail of a Section 8 voucher last year, which was accepted at the subsidized apartment I was already in.  

Another way that I know of is how Developers go into contract with the land owner with a clause in the contract that the purchase is based on being able to attain rezoning for the property.
