I expect listing agents to be far more knowledgeable and skilled in their market and pricing to be able to accurately price a property - heck if i can after watching the local market for 6 months they should - I asked a well known agency for a price evaluation they gave me a 2 inch thick binder and stated X amount - I said nope it's worth more and went with a discount broker and sold it for 25k more.

Correct, if you want to procure a conventional, agency loan (IE, Fannie/Freddie) at the lowest rates/fees, you'll need to quit claim deed the property from the LLC to the individual borrower(s) name(s).

Call your local modeling agency in your area,, ask what is needed to be included in their "talent for children" listings they'll want to know his details, and you'll need to submit a head shot with along with his clothing sizes, shoe sizes, and you'll need to be available when they call for a "go see" where he's sent for a brief consult if selected from a mini group of others where they decide if he's a good match.Smiles, not to shy, able to turn, move, and follow direction is a big plus. there's been a bigger calling for other than the blue eyed blonde stereotype..

Some small banks and credit unions prefer to kick any deal where rental income is needed to qualify over to their commercial department so they can swing higher rates, ARMs, and points up-front.You can get a 30YF Agency loan on a residential rental property, assuming no commercial characteristics (storefront etc), the property is in fanciable condition, and you otherwise qualify.
