You most certainly would NOT want a liquor store, bar/restaurant with loud music, strip club, or anything like that.

Most of my California buyers invest in TN, FL, OH, IN lately Oregon Coast but TN stands out with some great price points and lower annual taxes. If you want higher price points you can look into Elliston Place and Music row for more luxury Condo's or homes.

I was thinking of putting a clause in the lease simply stating that the 'tenant agrees to abide by the rules set forth by the property manager' or something to that effect (obviously have an attorney review). The rules would be guidelines similar to an HOA set of rules like "no loud music or excessively noisy pets, clean up pet waste, no parking on grass, no broken vehicles, etc"How do multifamily property managers handle these?

They missed the whole point that the reason the musical stopped before the resurrection was that if Jesus was meant to be a celebrity only, it would have ended there.

From what I have heard, the newly acquired property is the better one to sell from a tax perspective.Do you know anyone wanting an income producing duplex in Austin (a city with projected growth of 25% over the next decade, near a community college, considered the "north central of Austin", the "musical capital of the world")?

So lets be serious now... talking about being downtown, where the state put a one mile radius around the isolated communities where they are able to preserve the neighborhoods, does not represent what makes up most of the detroit experience of the hoods and ghettos. anywhere in the world has its good areas and its bad areas. but detroit has more bad areas than most. And although I brought up downtown as an example of where things are picking up, I am not trying to say that is the only area of the city that is not a warzone.Indian Village, Palmer Woods, Boston Edison are all amazing neighborhoods.John Berry, Sherwood Forest, University District and Rosedale Gardens are pretty damn decent.East English Village, West Village, Corktown and Mexican town are respectable places.Yes, there are more Brightmoors and Burbanks than good areas, but that does not mean the entire city is lost and that we should just wall it up and hope that Detroiters don't move into our suburban neighborhoods.
