I have found this site and forums to be abundantly helpful when I first started and still now years later.

For what it's worth, there has been a notable expansion of the city the last 2-years and an abundance of youth downtown...Check out Roca restaurant on a weekend and you'll see...El Bait Shop is great...definitely my favorite beer bar of all time...the expansion is heading north through Ankeny and on to Ames...anyway, best of luck.

Chicago with the abundance of 2-4 flats, access to public transportation, unique neighborhoods and strong real estate market seems primed for hacking.I will start a blog on Monday so I can organize myself and track my progress.  

I have discovered that there is a lot of inventory available but most of the neighborhoods with the abundance of inventory are very tough neighborhoods,  Please contact me to discuss further.  

Investing out-of-state could provide more affordable real estate options, but would require more research and due diligence.When considering OOS investing, I suggest seeking markets that experience significant population growth and offer abundant job opportunities.

Your friend is correct in suggesting the US for cash flow property, they are very abundant here.A couple of things to consider though:1) Tax implications - Are you looking to quarantine the earnings in the US or bring them back to Australia?

Houston's affordability coupled with its abundance of properties makes for a great market to invest in.
