I feel the structure was horrible for the following reasons: all classes were recorded live and constantly had technical difficulties (lots of empty audio or visual), the classes were on eastern time which was 8-11 PM my time (which was hard to stay awake when you've been up since 5 AM for your day job), if you have a question you have to contact a third party who then transfers your inquiry (2-3 days wait was average to get a question answered), your only face-to-face contact was at the annual symposium.

Physically mailing these letters that include visual imagery can resonate better than being lost in email inboxes.Having a folder of saved templates for common forms such as leases, renewals, rent increases, inherited tenants, move in/move out reports, lead paint disclosures, etc. help expedite preparing these as they are usually the same few forms that are continually repeated.Protest property taxes yearly.

What I would do instead is arrange for a contractor who is familiar with lead abatement to do a walkthrough of the house, or at least whatever areas are easily accessible, and have them do a visual size-up of the property.

I have lived through furnaces being stolen from the property, water heaters taken, siding removed from the houses that had siding, Copper pipes being ripped out of our houses, to Ministers who rented our homes saying they could visualize themselves living there forever, but inside meaning to never pay the rent of course.

Even if the issue is on 2 properties out of 10, well they maybe exactly those rare opportunities that other investors overlooled.Same for Airdna or mashvisor.These tools are even dangerous because they present the results in such a nice professional way that a novice investor will trust the quality of the visuals, regardless of the quality of the underlying data that they ignore.
