So there’s some reason that’s keeping those out there who are saying “yes it works but it’s exactly the same as having a 0 balance HELOC” from actually doing it.As a side note, the way I do it is to swap the mortgage for HELOC entirely.

The kitchen is extermely small so I'm not sure I could even find one that would fit w/o add'l work, but my thought is the kitchen is so small it's worth removing the dishwasher since you can only have so many dishes in a kitchen that size.Has anyone swapped out a dishwasher for a washer/dryer?

What i'm 100% sure however, is that after the next big one most of the real estate genius on this forum advocating for buying all the RE you can get at max leverage regardless of the miserable cap rates we experience now won't be there anymore I don't buy that "you thrives in a crashing RE market"; nobody can, unless you're Micheal burry and convince Goldman Sachs to create credit default swaps for you.
