I have seen it in other posts if I'm not mistaken that 10% of their rehab cost is the usual when you have a manager to help you hire the contractors and Supervise and to make sure everybody is doing their job.

Also, I will supervise the rehab of the apartment building so that we can get the units filled again. 

@Jamal Parker Downpayment can be anywhere from 10% to 40%. 20% is about average.If you can partner with private money lenders, you can work out 100% financing: they put up the money, you find the deal, supervise construction and sell it.Also hard money lenders will usually be negotiable after you have done successfully a few deals with them.

I don't think a jv deal is a necessary part of mentoring, but one of the best means of learning is supervised activity.

I am a hands-on rehabber and while I am supervising the subs I swing a hammer too.
