After you've made the list, prioritize based on which is most likely to occur first, then start educating yourself and developing a plan on how to deal with it.

If you have a choice between paying your housing bills, putting food on the table or going on vacation, you will prioritize the first two. 

I would like a collaborative culture locally and to be involved with the larger national picture as I gain experience.

However, I have never prioritized the bottom line over a quality building/location.

There are lots of different options out there so I'd narrow it down to a couple depending on the features you want to prioritize (could be online rent collection, tenant screening, accounting, etc).

If it is a good investment, then you may be able to find an investor who is willing to collaborate with you on it.  

I would continuer to prioritize transparency and recommend having a call with a mortgage expert and ask these same exact questions.
