Regarding the predicted impending housing crash: While I am not hooked into the inner workings of the financing markets, I just cannot imagine them being in the same shape they were in say 2007 so I would not expect a future housing 'crash' to be anywhere near what it was.

Elderly Section-8 lady, I doubt she could come up with enough money to pay for the repairs, and for a section 8 renter (predictable stable long term rent payer) he could do a lot worse (Section-8 Nightmares), meaning from a business standpoint he might choose to eat the cost and keep that particular easy section 8 tenant.Just my 2 cents.

There Is a lot more to owning rentals than the question what will it cash flow at out of the box.the measure of rentals is IRR not initial cash flow sine initial cash flow can never be predicted.

That's an odd prediction considering the amount of folks who use agents on transactions is actually higher today than it was the year before Zillow launched almost 20 years ago.

Lower than what I predicted, better than traditional stock markets...OK.And now, everything is hotter, everything is more expensive, and these same investments at these inflated prices are no longer OK.

This signals that banks don't see rate hikes in the near future, which is based on what the fed stated.I know many predict higher rates in the future, but I am not convinced.
