With long term rentals, the comision is a little smaller think 7 - 12%Can't speak too much on placement fees from personal experience as we focus more on short term rentals in our business, but I have seen many people charge them... rightfully so.

In my experience you have to deal with contractors in person, be on-site and be a bit of a tough guy, you have to know enough about what they're doing to constantly call them on any BS, even if you're not an expert you can usually research enough to keep them in line.

The general reason (avoiding any personal thoughts on wholesaling as a business) is that when you have a license, any fee you get for transacting or assisting in real estate must go through your brokerage and they must take their percentage.

Every local bank does dscr loans, 20yr term, with 3 or 5 yr rate reset, you might be able to get 25yr term but all will require personal guarantee to start and 3 yr historical financials.
