It's not just the cost of putting in the lines, but the tap fee imposed by the water works for simply tapping into their lines, and other such expenses.Also, you will need architectural drawings before doing your pro forma, because things like firewalls can  make a huge difference in construction costs.

Just spent lots of time reading the various magazines (Architectural Digest is a great one - it has almost nothing to do with architecture and is all design and interior decorating), ordering books from Amazon, spending hours walking the isles at the tile/flooring shops, checking out other websites like pintrest, houzz, wayfair, etc. 

I can get the architectural drawings for around 1500$.The one issue is I'm having trouble getting an idea of what the costs for building a duplex are.

When the lender sends an appraiser out to land that will have a house on it he needs architectural designs, blue prints, itemized costs for materials. 

I will often take 360 degree panoramas of a new project.
