It seems unlikely that new construction in Buda has appreciated enough to cover RE agent commission and therefore not worth buying it to immediately sell it.You cash flow analysis is grossly optimistic.

Add the limited financing opportunities (cash, HML, private financing, etc) of most off market RE and it compounds that these purchases are best left to experienced RE Investors.I also agree that wholesaler ARV and rehab costs are typically optimistic.

What I mean is current market conditions are putting my analyses, sans property management and optimistic CapEx often around $1000+ out of pocket with No Vacancies, with rents at current market value in these areas.Not to say that it's not still worth it, but it's tough to bank on things like the comment above about 19% appreciation over the past 6 years, which is of course it has since 9 years ago was the biggest market correction of our lives.
