I'm also not optimistic about the employment reference coming from a family member.

It seems unlikely that new construction in Buda has appreciated enough to cover RE agent commission and therefore not worth buying it to immediately sell it.You cash flow analysis is grossly optimistic.  

It's been quite the journey in short term rentals the past 3 years and unlike most, I am optimistic about the opportunity with short term rentals through arbitrage OR buying/investing.

Add the limited financing opportunities (cash, HML, private financing, etc) of most off market RE and it compounds that these purchases are best left to experienced RE Investors.I also agree that wholesaler ARV and rehab costs are typically optimistic.  

I know a couple of folks who are optimistic about Spirit Valley and Denfeld too.

Let's say optimistically you get 5K per month in profit.

Hello folks, Im new in all ways but ready and needing this to change my families reality, future, and make our past worth while. Im here to change the direction of my future legacy.

What I mean is current market conditions are putting my analyses, sans property management and optimistic CapEx often around $1000+ out of pocket with No Vacancies, with rents at current market value in these areas.Not to say that it's not still worth it, but it's tough to bank on things like the comment above about 19% appreciation over the past 6 years, which is of course it has since 9 years ago was the biggest market correction of our lives.
