The look on our realtors faces were priceless - I had a couple blank contracts in my portfolio so we wrote it up at 4pm outside... almost freezing as the temperature is in the low 40's. 10 minutes of paperwork and the originals are at my abstract now.

Now I would make sure that all the valves are open on all the faucets after I shut the water off, so if the water in the lines does freeze it won't burst the pipes.By opening the faucet valves, you are giving the water in the lines room to expand when it freezes, so it won't bust the pipes.

Not all but many tankless hot water heaters have freeze protection add ons that you can buy if its installed outdoors or in an uninsulated closet for something like an RV application so I would check with the manufacturers installation manual and see what their recommendations are.For a traditional hot water storage tank the risk of freezing while not 0 if very very low.

Here's the situation:- Had a pipe freeze during a cold snap, led to fairly extensive damage during the thaw (ceiling collapsed in 3 rooms)- Filed insurance claim, was covered- Have a contractor that wants me to buy 3 other properties from him, so he fixed it for me at cost- Deductible is $5K- Actually ended up making money somehowMath: - Cost from contractor $22K - Cost insurance came back with $29K - Deductible $5k - So I actually made $2k ( 29 - 5 = 24 [check] ; contractor cost 22)My question is how to handle on taxes?
