@Kathi Miller there's a lot of posts on the BiggerPockets forums that are not accurate around the service animal vs emotional support animal distinction, in some cases due to discrepancies in state-state laws and/or misinterpretation of ADA guidelines in this area. 

Any future lender will look at it as two properties because they are legally distinct properties.

I think that the "Feds" needs to be separated into their distinct buckets. 

We also may be getting into a distinction between someone who occasionally may assign, for a fee, a property he has under contract, and someone in the BUSINESS of getting properties under contract and trying to assign those contracts for a fee and the not closing on the contracts he’s unable to profitably assign.  

You can certainly create a stringent clean up after yourself policy, but if that is not necessarily your personality or you are house hacking with friends for roommate, I would hire a cleaner.

It helps maintain clear distinctions between the entities.Liability Concerns:If all the LLCs are reported on the same Schedule C or E, there could be concerns about the separation of assets.

For example, if the typical modular new construction is selling for 15% below the typical stick-built new construction, that's a baseline you can use to evaluate whether a modular construction project would be profitable (based off of local comps of both modular and stick-built houses).Again, just an obvious idea that you may have already considered...Yes - just getting back to this now that things have settled down a bit.Like the other poster, around here no distinction is made between modular and stick built.

I see some indicators:  the new super-Wawa on Main St, which is near the new 276 ramp, the Five Saints Distilling Company (which has been drawing a diverse, but distinctly 20's professional crowd. 

Unfortunately the bills being written (thousands of pages) do not make a distinction between the BANKS (institutions making millions from debt) and YOU (the owner offering a loan to a buyer).

There is a distinct difference between a home and a investment property.
