If I'm a parent of a kid who has a low GPA due to a learning disability (i.e., ADD) and you either deny their application and/or kick them out for falling below a certain GPA, then you are discriminating against my kid....My kid and I are gonna sue your A$$!

And yes, the place had been inspected, but these things happen.The tenant lasted 5 months on rental assistance then was kicked out of the program when he started collecting disability and refused to pay his own rent.

The LLC is mainly for income shielding/tax purposes (my disability makes income lead to insurance issues so I need to be as far removed, legally/tax wise as possible) In the simplest form, an LLC has no effect at all on taxes.

You can also use the Ellis Act to go out of business but would need to pay each unit an $8300 to $19,950 (depending on # of bedrooms, if tenant is a senior or disabled) relocation fee and cannot rent the units for another 5 years, I believe.
