Wade,first you have to make sure the town allows Student rentals, most College towns do, but you can rent it by the room as long as its 4 rooms or less usually, or a multi family house. ( 2 family you can have 8 rooms ). most Property Managers will try to rent to a group before renting rooms individually, easier for them.

Were lending (and thus demand) not constrained, you could easily see today's $150 Thousand dollar home priced well over $1.5 Million.The ONLY option available to the bulk of the remaining working-class Americans is renting - getting a loan+mortgage to buy their own home is simply not within the realm of current economic reality.RE agents and brokers would do well to get up to speed on investing and develop working relationships with investors since we will be doing the bulk of the home buying for the short-term future, the next 10 to 15 years or so.Now, that said, if you have such easy access to cash that it indeed does seem "too easy", you are indeed a rare individual.

@Gaston Barua-You would be better served if you had an experienced individual, hold your hand through the underwriting process of scrutinizing a deal with a careful eye ( and with some good software), as no two deals you encounter will be the same.Books are wonderful, only to a certain extent.  

Both of these examples are generally relegated to the well heeled homeowner due to the costs and individualized nature of the final product.

I know I'm only temporary to the Mass area and it may not be the market I end up investing in but I know I learn best from experiencing first hand and picking the brain of more experienced individuals.
