If you don't mind providing some data for me to reference I'd appreciate it, but understand if you want to keep some or all personal--namely I'd be interested in approximate location, bd/ba count of your property and the rent % increase (or if you're comfortable sharing actual prices) implemented between your last tenant and current one.

Finding good renters is going to be every house hackers biggest concern.Since you are a private landlord, you can set you application guidelines as strict (within reason) as you need to feel comfortable.

Decide how long it will take you to save up your reserves to where you are comfortable. 

If your wife is comfortable living close to other tenants you can get some low down payment loans and have the tenants cover most if not all of the mortgage. 

Its honestly a beautifully designed website but Boostly's customer service is horrible.

Other documents like Rules and Regulations, Bylaws, Design / Architectural Guidelines are usually not recorded.

While 8" rise is the max, it's not very comfortable.

Price cuts stem from a few things: - Agents/PM's over promising on income- Buyers not doing their own due dilligence- Buyers thinking they can take a place that hasn't changed since 07 and bring in the same amount of income as a new build that had an interior designer come in and make it sweet.That goes for The Palms, Destin, and any other major market.
