All that being said, sounds like you have a good amount of interest in this property, so you shouldn't be obligated to hold your breath for these folks. 

They also spray foamed in the basement.My husband was having a sensitivity in the basement and garage where his skin was itchy prickly so he removed the new ceiling tile and new carpet that was off gassing but it didn’t help.After the cellulose was installed, he started having breathing problems and felt as if the house was too tight.

They'll know I'm serious when a Sheriff's Deputy hands them the notice.I would take a deep breath and reset.

They're claiming that when the HVAC was off due to their fear of mold, their breathing quality was better... but they did say it's possible it was a placebo.

I do understand "smokers rights" but feel their rights end where they infringe on my (or the future tenants) rights to breathe clean air.

I find much of his advice laughable and think a property walk in one of his places would have me leaning on door frames trying to catch my breath from laughing...I do not recommend you follow his advice any further than the knowledge that sect8 rentals can be productive and if you want to get crazy you can minimize your expenses and still pass inspection.Ok- when I buy a house...circa 1940...my goal is to make the neighborhood better...call me an idealist.

It provides the perfect amount of together time with some breathing room.The vacations I have had with my extended time that were the most relaxed and successful were when each family unit had their own private space that we could retreat to at the end of the day.
