It can be a very exciting business to be in.As a new investor, I would set google alerts for different neighborhoods, real estate agencies, sales prices, businesses, etc. so I could get immediate updates on what is going on around me.

Having an appraisal from the time of purchase would also help.The bottom line is agencies don't want to lend of properties that double in value without doing due diligence.

This way, if the resident skips, it gives you more numbers to call to get 100% your money versus share it a percentage with a collection agency....and if you do use an outside agency, it gives them more numbers to call as well.

I'd check local job agencies and see if they have any non-specialized general labor that you'd be eligable for.
