Yeah you could ground lease to someone else without owning the parking lot business.Older parking lot's in town can be valuable as Uber and other ride type share services are getting people around without themselves having transportation.

You need a car with lots of trunk space to transport your open house signs,folding chairs and small folding table (for vacant properties),snacks and drinks,etc.

Every morning and night, a shuttle service will be running to and from Los Angeles to transport residents, for free.

The region also has rapid maritime transport to the entirety of the Central and South America opening up both markets and resources.

Though my property is within 2 blocks of the community college, a private university (Simpson) and a school of ministry, plus adjacent to a convenience store, and public transportation. 

I ask this because it does not mention anything about retirement accounts, at least as far as I have read, and if I did put money into a 401K it will take about 4-5 years to save that much with my current living expense, (the largest parts being rent, insurance, and transportation, as mentioned in the book)Thoughts on this would be great.

The town is too small to have public transport, but the property is 2 minutes from the highway.The land is zoned agricultural/open space but is in the city's 20-year plan to be low density residential.
